Exclamation Max est. OC speed for i5-3470 with 212 evo?

I'm going to build my first PC for the first time soon.
The CPU I'm getting is the i5-3470, and the CPU cooler that I'm getting is the Cooler Master Hyper 212 Evo.
I was just wondering, maybe from experience or just an estimate, what CPU speeds I could overclock it up to with this setup.

If it helps, I'm also using the NZXT Source 220 case and the computer will be in a room temperature room for it's entire lifespan.

If you don't get a CPU chip with the K designation you won't be able to over clock it.

Not necessarily true. It can be overclocked, but the multiplier will be fixed, severely limiting overclocking potential.

This cpu chip isn't really for overclocking. One of the reviews did say however, that he got it up to 4.1

This cpu chip is unlocked and meant for overclocking. Plus it has the HD graphics 4000 on board.

The cost of the 3570k over the 3470 is roughly 20 dollars. Money well spent for better performance.
